Our 1% fee includes full-service representation — pricing guidance, high-quality photography, MLS listing creation, marketing distribution to all major real estate sites, home preparation guidance, offer review, negotiation, and transaction management through closing.
No additional listing fees are charged by Madison Abodes. The only other commission cost is the buyer agent fee, for the agent or broker who brings a buyer, which many sellers agree to pay (often 2.5% to 3% in the Madison area).
We operate with a modern, efficient brokerage model that reduces overhead while maintaining high-quality service. This allows us to offer significant cost savings compared to traditional brokerages without reducing service level or marketing quality.
Our listing agreement is four months in length but can be cancelled anytime with no additional fees or commitment.
