What Makes Our Buyer Service Unique
Our Buyer Service is led by Madison Broker & Realtor Brian Callahan, with decades of local experience and hundreds of successful transactions.
Personalized Guidance
We take time to understand your needs, preferences, budget, and timeline. Together, we outline a clear buying strategy—in writing—and support it with hyper-local market data so you can make confident, informed decisions.
Smart Home Search
We’ll set up customized MLS searches with automatic alerts or help guide you to fine-tune your searches on platforms like Zillow, Realtor.com, Redfin, or Homes.com. (See our Home Search Tips page for more.)
Home Tours—No Commitment Required
Request a tour anytime using our quick form—just provide the property address or MLS number and your preferred day and time. No Buyer Agency Agreement is required to tour homes; only if you decide to have us represent you in negotiations or otherwise act as your agent. In order to tour we simply need to provide a prospective client with a Pre-Agency Showing Agreement (Review our Pre-Agency Showing Agreement (pdf) here).
Expert Negotiation & Transaction Management
From offer to closing, we handle every detail—crafting competitive offers, managing deadlines, and protecting your interests every step of the way.
Flexible Terms
Our Buyer Agency fee is 2% of the final purchase price. Our Buyer Agency Agreement is six months in length but can be cancelled anytime with no additional fees or commitment. (Learn more about Buyer Agency Fees and review our Buyer Agency Agreement.)
Our Client Commitment
Buying a home is a big deal—it can be complex, but it should also be exciting and rewarding. We’re here to make sure it is.
Buyer Service FAQ
Does the buyer pay the Buyer Agency Fee?
The Buyer Agency Agreement includes a provision (lines 53-56) allowing the buyers agent to seek payment of the fee from the owner (seller). Sellers commonly agree to pay the Buyer Agency fee in the Offer to Purchase (lines 543-547).
Does the fee amount matter if the seller is paying it?
The Buyer Agency fee paid by a seller directly impacts their net proceeds after closing. As an example, if a seller is reviewing two identical offers with an offer price of $400,000, but one has a 3% Buyer Agency fee and the other a 2% fee, the latter offer would net the seller $4,000 more.
Can you still help me if I search on Zillow, Realtor.com, Redfin, Homes.com, or another search site?
We can help any buyer who has not committed to using another agent or brokerage. We want to respect any existing relationship between a buyer and an agent or brokerage.
What areas do you serve?
We serve all of Dane County as well as other communities just outside of Dane County. Please contact us if you have a question about a specific location.
How does your Buyer Service help me in a competitive market?
We combine hyper-local market data with clear offer strategies to help you compete confidently. That includes pricing guidance, suggestions for offer terms, timing, and contingencies, plus honest feedback on when it may make sense to walk away.
