Flexible Terms
Our listing fee is 1% of the final purchase price with a $3,000 minimum. Our Listing Agreement is six months in length but can be cancelled anytime with no additional fees or commitment. You can review our Listing Agreement here.

What’s included in your 1% listing service?
Our 1% fee includes full-service representation, including pricing guidance, high-quality photography, MLS listing creation, marketing distribution to all major real estate sites, home preparation guidance, offer review, negotiation, and transaction management through closing.
Are there any additional fees beyond the 1% listing fee?
No additional listing fees are charged by Madison Abodes.
The only other commission cost is the buyer agent fee, for the agent/broker who brings a buyer, which many sellers agree to pay (often 2.5%–3% in the Madison area).
Why is your listing fee only 1%?
We operate with a modern, efficient brokerage model that reduces overhead while maintaining high-quality service. This allows us to offer a significant cost savings compared to traditional brokerages—without reducing service level or marketing quality.
